Industrial building renovation and conversion into dwellings in Berlin Schöneberg

In charge for Complete design (concept, SD, DD & CD supervision, site surveillance)

Completion: On going

Location: Berlin, Germany

Client: CCP Properties

Total Budget: 7.450.000 €

This project involves the renovation and conversion of a former industrial building in Berlin’s Schöneberg district into a contemporary residential complex. The intervention transforms the existing structure into a new housing environment comprising 65 apartments, while preserving and reinterpreting the industrial character of the building.

The design strategy focuses on adapting the robust structural framework of the former industrial facility to residential use. The generous floor plates and large window openings typical of the original building allow for flexible apartment layouts and abundant natural daylight. A variety of unit types are introduced to accommodate different household structures, creating a diverse residential community within the existing architectural envelope.

Two new elevators are integrated into the building to ensure accessibility and to reorganize the vertical circulation system. The insertion of these cores allows for a clearer distribution of the apartments while maintaining the spatial logic of the original structure.

The renovation also includes a comprehensive upgrade of the building’s technical systems. The residential complex is heated through a system based on heat pumps, significantly improving the energy performance of the building while reducing operational emissions. The intervention is developed in accordance with KfW 55 energy-efficiency standards, integrating new insulation layers, upgraded building services, and contemporary safety systems within the existing structure.

Beyond the building itself, the project extends to the design of the surrounding outdoor spaces. A new landscaping concept reorganizes the courtyards and open areas of the site, introducing greenery, pathways, and communal outdoor spaces that enhance the quality of living for the residents and strengthen the relationship between architecture and its urban context.

Through the careful transformation of an industrial structure into housing, the project demonstrates how existing buildings within Berlin’s urban fabric can be adapted to new uses while preserving their architectural identity and contributing to the sustainable development of the city.
